North of Highway 101, Carpinteria opens up into the Carpinteria Valley, an agricultural band of orchards and growing land between town and the foothills of the Santa Ynez Mountains. Foothill Road (Highway 192) runs along the upper side of the valley, and Linden Avenue continues from the freeway straight up to it. Along the way are Carpinteria High School on Foothill Road and the Franklin Trail, which starts near the high school and climbs into the foothills. Just west of the city limits on Via Real is the Santa Barbara Polo & Racquet Club, established in 1911.
Housing here runs from neighborhoods closer to the freeway to larger rural and agricultural properties toward the foothills, so lot size and setting vary more than they do south of the 101. Downtown Carpinteria and the beach are a few minutes' drive away, and Santa Barbara and Montecito are an easy commute west. The valley's farming roots show up every October at the California Avocado Festival. This side of town suits buyers who want more space, mountain views and a country feel without giving up quick access to the coast. Sellers benefit from buyers who specifically want this mix of open space and convenience.
