Montecito Oaks is a compact neighborhood of mostly single-story homes at the northeast corner of Olive Mill Road and Highway 101. Its streets include Santa Elena Lane, Santa Isabel Lane, Santo Tomas Lane, Santa Clara Way and San Benito Way. The homes were built together as a 1950s tract, and board-and-batten siding is still the common thread, even where owners have added clerestory windows or remodeled in other directions. Lots are at least a third of an acre, which is a good amount of land for a neighborhood this close to the Lower Village. There are no gates, and locals know these streets as Montecito's trick-or-treat neighborhood.

Location is the draw. Coast Village Road's restaurants and shops are about a block away, the beach is close, and the Hedgerow lanes start just across Olive Mill. You get walkable, everyday Montecito without estate-scale upkeep, and many owners have chosen thoughtful remodels rather than starting over.
