The Hedgerow is the flat, quiet part of Montecito just north of Highway 101, where tall hedges and mature trees line the lanes and screen most homes from the street. The edges are informal, but locals generally mean the lanes between Olive Mill Road and San Ysidro Road, such as Miramar Avenue, Mimosa Lane, Willina Lane and Ramona Lane, plus San Leandro Lane running east from San Ysidro. Lots are mostly level, and many run close to an acre. The architecture is mixed. Estates from the 1920s and early 1930s, including houses by Reginald Johnson and Mary Craig, sit beside garden cottages, mid-century homes and newer construction.
This is close-in Montecito. Coast Village Road and the Upper Village are a short drive away, Manning Park is on San Ysidro Road, and Miramar and Butterfly beaches are about a mile away on the ocean side of the freeway. It tends to suit people who want privacy, a garden setting and usable land without heading up into the foothills. Buyers looking for level acreage close to the beach should look here first; sellers benefit from mature landscaping and a location that newer neighborhoods can't easily copy.
